Introduce us your society?
Blue Dream Home Hunter was created to answer a real need in the bay of St Tropez and more particularly Ste Maxime. With over 100 real estate professionals, it is difficult for a potential buyer to know whom to contact but especially to have necessary time for that.
Having his head office in Sainte-Maxime, the Society intervenes first and foremost on this village but can also assure researches in all the bay of St Tropez up to Monaco.

What are your activities?
The activity of home hunter is the main activity of BLUE DREAM HOME HUNTER, but we can also suggest extra services such as : have estimates established by local craftsman, have your property maintained (interior of the house, swimming pool, garden…) carry out the paperwork management…

What is a home hunter ?
The Home Hunter is going to represent the buyer, by mean of a search mandate, and scan the estate market for him, to find the property which best matches his requirements.
After a blow-by-blow questionnaire, we will draw up his search criteria and launch our searches. After selecting real estate announcements and visiting properties for him, we will report back on each viewing by mail, fax or telephone. If one of our preselection suits him, we will take an appointment and assist him through the purchase process, legal and financial paperwork, till you sign the authentical deed before your notary.

You are a young firm of home Hunter, how goes your first year of activity ?

Starting active communication for only two months (launching of the Internet site, creation of flyers), we lack detachment to answer this question.

Have you plans of extension in other cities?
The bay of St Tropez is enough for the moment, and we believe that it is the knowledge of this marketplace which conditions our credibility and our effectiveness.

What are the trumps of your firm faced with competition?
The main trump is to be innovative, because it is a new concept which is not developed on a local level yet.
And most of all, to be originally from this area allows us to have a good knowledge of the marketplace, his particularities and to have a local relational network.

How do you see home hunter's job today, do you think it evolved ?
It is a job in full development which really evolved, notably by the existence of programs of television which contribute to promote this activity to the general public and who gives him legitimacy.

It is often more then just à simple research and we know find a lot of secondary services.

Did you push the limits of your job by helping family to install in your region?
In our stadium of existence no but it is part of our objectives.

What are these services?
Rather classical services after buying a property, such as renovation, maintenance, administrative management but also more additional linked to the installation of a not resident buyer in an unknown environment (help to move, administrative services, guide of the exits …)

What your city has more than an other city to attract the newcomers ?
I think that it is useless to introduce Sainte-Maxime, the bay of Saint-Tropez and the French Riviera: Sea, Sun… and the pleasure of living in a very human ladder.
Is the price of the market in question?

Everything really has an expense, the price per square metre is quite expensive but it is an investment.

The quality of life is it an argument?
It joins the previous question and we can note an influx of new comers attracted by this quality of life and the softness of climate, while being at three hours of a big city as Lyon or at 4 hours in TGV from Paris.

What are the good districts of the city to invest?
In our region all district are good to invest and the main problem is that there are more buyers than sellers!

Is it the good moment for buying? Is it necessary to wait?
It is for few months that the market becomes stable. With a medium increase from 10 to 15 % a year, it would seem that prices are maintaining at the end of this year.

Do you belong to a national sign, a network of frankness, labour union?
We are member of the National Confederation of Real Estate (Fédération Nationale de l’Immobilier), first French organization of the professionals of real estate.

To make a good property hunter, what is needed, a good knowledge of the property market? A good address book?
The good knowledge of the real estate market and the seriousness of our activity should make that will be inscribed in the good address books and open these last to us.

Being originate from the Region, we have a complete knowledge of the bay of Saint-Tropez and we have a relational network; that makes a good home hunter.

How can we recognize a good property hunter?
A good property hunter is the one who has a lot of empathy and who will find the ideal property that suits perfectly the buyer, while this one didn’t even think of that type of product.

How much does it costs to call a hunter? to use your services?
Complying with Hoguet Law, fees shall be payable only if our mission is successful, upon signature of the title deed with Notary. No file or report cost will been included in the bill, even if your project fails.

The amount of the fees is set upon signature of the search mandate and is mentioned in writing in the aforesaid mandate. Two cases are to be considered :
* The property has been found through a real estate agent : you owe us nothing, the fees, payable by the Vendor (unless otherwise agreed upon), will be shared out among the agent acting on behalf of the Vendor and ourselves.
* The property has been found straight from a private individual : The amount of the fees will depend on the purchase cost 4 to 6%).


What is the medium delay to find a property?
For a classical request it is necessary to count between one and three months.

For an expat who wants a property for a final return, when shall he contact you?
Earlier possible will be the best and reasonably five months before (count two-three research months and two months to sign the deed with the Notary)
